Councilmember Howell introduced the following resolution and moved for its adoption: <br />RESOLUTION #24-177 <br />RESOLUTION APPROVING THE FINAL PLAT AND STORMWATER <br />MAINTENANCE AGREEMENT FOR SUNFISH LAKE BUSINESS PARK FIFTH <br />ADDITION <br />RECITALS <br />WHEREAS, Diamond Graphics (the "Applicant"), has applied for Final Plat review of <br />Sunfish Lake Business Park Fifth Addition (the "Plat") to combine the properties generally known <br />as 14350 and 14280 Azurite Street NW, and legally described as: <br />Lots 1 & 2, Block 1, Sunfish Lake Business Park Fourth Addition, subject to easements <br />of record, Anoka County, Minnesota <br />-or upon recording of the Plat - <br />Lot 1, Block 1, Sunfish Lake Business Park Fifth Addition <br />(the "Subject Property") <br />WHEREAS, the Applicant is proposing a building addition and expansion of the parking <br />and maneuvering areas, which will be reviewed administratively with the submittal of a Building <br />Permit Application; and <br />WHEREAS, the proposed improvements include a new, private stormwater basin in the <br />southeast corner of the newly created lot, which requires execution and recording of a Stormwater <br />Maintenance Agreement; and <br />WHEREAS, the Applicant has also applied for the vacation of all existing drainage and <br />utility easements on the Subject Properties, which would be re -dedicated where needed with the <br />recording of the Final Plat; and <br />WHEREAS, a public hearing pursuant to Section 106-260 (Easement Vacation) of the <br />Ramsey City Code and Section 12.6 of the City Charter was held on July 9, 2024, and that said <br />public hearing was properly advertised and that the minutes of said public hearing are available; <br />and <br />WHEREAS, Centerpoint Energy, Comcast, and Zayo have all provided notice that they <br />have no facilities within the easements being vacated. <br />FINDINGS OF FACT <br />1. That the Final Plat is consistent with the standards of City Code and the Comprehensive Plan. <br />2. That the Final Plat will re -dedicate necessary drainage and utility easements on the Subject <br />Property. <br />
