11. <br /> <br />That the proposed use will not be dangerous or detrimental to persons residing or working <br />in the vicinity of the proposed use. <br /> <br />12. <br /> <br />That the proposed use will not substantially or adversely impair the use, enjoyment or <br />market value of surrounding B-3 Highway Business and I-Industrial properties. <br /> <br />13. <br /> <br />That the proposed use will be harmonious with and in accordance with the specific <br />objectives of the Comprehensive Plan. <br /> <br />14. <br /> <br />That the proposed use will be operated and maintained in order to be harmonious and <br />appropriate in appearance with the existing and intended character of the B-3 Highway <br />Business District and the proposed use will not change the essential character of the B-3 <br />Highway Business District. <br /> <br />15. <br /> <br />That the proposed use will not be hazardous or disturbing to existing or future neighboring <br />land uses. <br /> <br />16. <br /> <br />That the proposed use will be an improvement to the property in the immediate vicinity and <br />to the community as a whole. <br /> <br />17. That the proposed use will be adequately served by essential public services and facilities. <br /> <br />18. <br /> <br />That the proposed use will not create excessive additional requirements at public cost for <br />public facilities and services and that the proposed use will not be detrimental to the <br />economic welfare of the community. <br /> <br />19. <br /> <br />That the proposed use will not involve uses, activities or processes that will be detrimental <br />to persons, property or the general welfare. <br /> <br />The motion for the adoption of the foregoing resolution was duly seconded by Councilmember <br />Peterson and upon vote being taken thereon, the following voted in favor thereof: <br /> <br />Mayor James Gilbertson <br />Councilmember Sheila Beyer <br />Councilmember Kenneth Peterson <br />Councilmember Glen Hardin <br />Councilmember Gerald Zimmerman <br /> <br />and the following voted against the same: <br /> <br />None <br /> <br />and the following abstained: <br /> <br />None <br /> <br />and the following were absent: <br /> <br />None <br /> <br />whereupon said resolution was declared duly passed and adopted by the Ramsey City Council this <br />the 13th day of October, 1992. ~ . <br /> <br /><.CiO .~niffistrator <br /> <br /> <br />
