WHEREAS, the City received application for Northfork Oaks on July 8, 1994; and WHEREAS, the Planning Commission conducted a public hearing on August 11, 1994, and recommended preliminary plat approval; and WHEREAS, park dedication requirements are specified in a Northfork PUD Park Dedication agreement dated February 19, 1987 and amended May 9, 1989 which establishes no park dedication due on Northfork Oaks; and WHEREAS, the Ramsey City Council met on August 22, 1994, and approved the preliminary plat for Northfork Oaks; and
