2) <br /> <br />Provide a specific definition of "detached townhouse" in City Code and <br />change the definition of"townhouse." <br /> <br />3) <br /> <br />When reviewing proposed developments, it is suggested to review proposals <br />as an R-2 Medium Density Residential use, but require a Planned Unit <br />Development until everyone is more comfortable with reviewing these against <br />the standards. <br /> <br />Establish standards that would produce more space between the buildings. <br />Houses seem crowded in the Village of Sunfish Lake. <br /> <br />These suggestions have been incorporated into the proposed Code changes. In regards to <br />item #4, there are three ways to approach adding more "space" between units. One is to <br />redefine the open space requirements or increase the amount of open space requirements <br />by allowing for more condensed living quarters, but including more specific provisions <br />for community space. The second is to increase private lot size, and the final option is to <br />require a certain distance between buildings. <br /> <br />Staff suggests requiting a minimum amount of community gathering space per unit of <br />housing developed as an alternative to minimum building separation or minimum lot size. <br />The proposed changes indicate a minimum usable open space area of 2,000 square feet <br />per unit, and limiting the separation of buildings to 10 feet. <br /> <br />Commission Action: <br /> <br />Discuss the three alternatives to providing for more space between units. <br /> <br />Discuss changes and provide feedback in regard to proposed de£mition of detached <br />towahouse and R-2 Medium Density Residential Standards. <br /> <br />Review Checklist: <br />Community Development Director <br />Assistant Community Development Director <br />Associate Planner <br />City Attorney <br /> <br />PC 7.10.06 <br /> <br />114 <br /> <br /> <br />
