SEY <br /> <br />15153 Nowthen Boulevard NW · Ramsey, Minnesota 55303 <br />City Hall: (763) 427-1410 · Fax: (763) 427~5543 <br />www. ci.ramsey.rnn, us <br /> <br />June 29, 2006 <br /> <br />Lawrence Olson <br />E&G Development <br />1875 Station Parkway N.W. <br />Andover, MN 55304 <br /> <br />Re: Preliminary Plat - Amber Ridge 2"d Addition <br /> <br />Dear Mr. Olson: <br /> <br />We are in receipt of your preliminary plat submittal for Amber Ridge 2~d Addition consisting of <br />the following sheets: Preliminar7 Plat, Preliminary Utility P1an, Preliminary Grading Plan, and <br />Drainage Area Map, prepared by LSJ Engineering, Inc., dated May 15, '2006; and the Tree <br />Preservation Plan and Boundary Survey prepared by Pioneer Engineering, dated May 15, 2006. <br />We offer the following comments: <br /> <br />General: The preliminary plat proposes to replat Outlot B, Amber Ridge into $ single family <br />urban lots and one outlot. The property is approximately 2.2 acres in size. <br /> <br />Zoning: The property is zoned R-2 Medium Density Residential and single family homes are <br />not a permitted use in this zoning district. The preliminary plat submittal included an application <br />for a Comprehensive Plan Amendment to change the land use from Medium Density Residential <br />to Low Density Residentia}; a rezoning application to change the zoning from R-2 Residential to <br />R-I Residential. <br /> <br />Density: The maximum net density allowed in the R~I MUSA district is 3 units per acre for <br />single family homes. The net density is approximately 2.2 units per acre. <br /> <br />Lot Dimensions and Area: All proposed lots meet the requirement for 80 feet of frontage on a <br />public road, either at the road right-of-way or the building setback line. All of the lots exceed the <br />10,800 square foot minimum required by City Code. <br /> <br />Setbacks: The Preliminary Grading Plan reflects that all of the proposed house pads will meet <br />the 30 foot front and rear yard setbacks, the I0 foot side yard for habitable space, and the 6 foot <br />side yard for inhabitable space. <br /> <br />Public Streets and Access to Lots: The preliminary plat proposes to extend the Argon Street <br />cul-de-sac to provide public access to the lots. City Code restricts the length of dead-end streets <br />to 600 feet. Argon Street cul-de-sac is currently about 830 feet in length. The Preliminary Plat <br />submittal included an application for a variance to the maximum dead end street length. <br /> <br /> <br />
