CASE # 3 <br /> <br /> PUBLIC HEARING <br /> REQUEST TO REZONE OUTLOT B, AMBER RIDGE <br /> FROM R-2 RESIDENTIAL TO R-1 RESIDENTIAL; <br /> CASE OF E & G DEVELOPMENT, LLC <br />By: Sylvia Frolik, Asst. Community Dev. Director/HRA Exec. Director <br /> <br />Background: <br /> <br />Lawrence Olson of E&G Development, LLC, has submitted an application for an amendment to <br />the Comprehensive Plan. The request is to change the land use designation from Medium <br />Density Residential to Low Density Residential on Outlot B, Amber Ridge. The property is <br />located on the east side of T.H. #47, at the south terminus of Argon Street N.W. If the <br />amendment is approved by Metropolitan Council, it will be necessary to follow-up and rezone <br />the property on the Official Zoning Map from R-2 Residential to R-1 Residential. The <br />Comprehensive Plan Amendment and the rezoning will all6w the applicant to develop the <br />property with single family homes. The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Preliminary Plat <br />c) Proposed Findings of Fact <br /> <br />Notification: <br /> <br />In accordance with City Code, Staff attempted to notify owners of property within 700 feet of the <br />Subject Property of the request and public hearing. <br /> <br />Observations: <br /> <br />The property is approximately 2 acres in size and is zoned R-2 Medium Density Residential, <br />permitting development at 4 to 7 dwelling units per acre. The properties to the north and east are <br />developed and zoned R-1 Residential, permitting up to 3 dwelling units per acre. Two vacant <br />parcels south of the subject property totaling approximately 6 acres are zoned R-2 Medium <br />Density Residential. Mr. Olson is proposing to extend Argon Street south and develop 5 single <br />family homes around the extended cul-de-sac. <br /> <br />The sketch plan was reviewed by the Planning Commission and City Council on February 2 and <br />February 21, 2006, respectively. Both were of the opinion that development of the property with <br />Iow, rather than medium, density residential was preferable given existing development in the <br />area. <br /> <br />23 <br /> <br /> <br />
