OLSON PROPERTIES LLC

June 29, 2006

Wayne E. Olson
5830 151'~ Lane NW
Rarr~ey, MN. 55303

To: Brearme Dahaes and others it may concern.

B Dalne s (~)ci.rams ey. mn.us

May I introduce us as Jane I & Wayne E. Olson, fourteen year residents at the above address in the city of
Ramsey.
I am wridng this letter in order to express my concerns over the proposed development on the property at the
intersection of Nowthen and 151~ Lane NW.
After reviewing the latest preliminary site plan and reading a letter from Ms. Daines and input from Mr. Matt
Tews, I have the following concerns:

The proposed eHt from this development onto 15l'* lane e.,fits directly across from my bedroom windo,~ I
therefore would expect to have a large number of cars utilizing this exit and disturbing my privacy by shining
headligkt~ directly into my house. I already have the lights from Ramsey elementary school skinning into the
back of my house. Another concern is the traffic e.',dting from this proposed development and the noise due to
the stopping and acceleration of these vehicles from this stop sigm. In addition to this, whenever there is an
event taking place at the school we have cars parked on both sides of 151" lane for at least one block from
Nowthen Blvd. The traffic that will be utilizing this block of 151't lane will be the vehicles that come from the
approx. 40 homes already constructed on 151" lane as well as the approx. 60 homes proposed in the new
development. This mount of traffic will destroy the quality of living we currently enjoy. I suggest that the vast
maiority of traffic from the new development will use th.is section of road became most of these cars will be
leaving by driving south on Nowhen when leaving the development and North on Nowthen when returning to
their homes. Unless directed to do so ve~' few cars w/il uae the Alpine eHt/entrance. Turn lanes will be of little
help in relier/rig this situation.

It is my understanding that the e.'dt was moved to this new location from the original planned location due to
the complaints of a resident on our street who happens to be a city employee. I understand his concern, but I
would suggest that there is not a location on 15I't Lane from this development that would not affect the quality
of life of other residents at least to this degree, if not more.

We have been told that the county would object to another road entering onto the county road. Why?? Another
road exiting from this development would not increase the amount of traffic onto Nowthen. ali it would do is
relieve congestion on 151". After all three driveways are going to be el/mmated. Having this traffic e.'tifing onto
151" Lane would create more traffic congestion than if all traffic were to e.,dt onto Alpine.

When we purchased our property fourteen years ago all the homes were built on 2-5 acre lot~ and 151" lane
was roughly an 800' cul-de-sac street, the cities l/mit for this type of street at that dine was 600' We now have
roughly eight dines that number of homes on 151" lane, which is now a double cai-de-sac street. Which I
would suggest is nearly the same length as the proposed roads in tl'3.s development.

The density of this property should not be changed. It seems that we make rules only so we can break them.
The increased density of housing along 1SD' lane would have a strong negadve effect of the quality of life for
those of us living on this street. Houses on this road should not be built to a density any less than the current
density. The cost of these houses should be at a very minimum the average cost of all houses on lS1'* Lane so
as to prevent deprecation of the current adjacent properties.

Thank you for your time.
