New plantings will account for about 80,000 square feet of the required 151,406 square feet of canopy cover. The following comments are offered regarding the landscaping plan, dated June 23, 2006: The square footage designated for individual species in the planting schedule is not accurate, but, due the combination of existing trees and new plantings will satisfy the planting requirements. At least 25% of the required landscaping must consist of over,certs. At least one or two additional ornamental tree species need to be included in the plan for species diversity purposes. While the overall number of ornamental trees does not necessarily need to be increased, the number of ornamental species installed must increase. While the tree save fencing is noted in the comments, it should be shown on the landscaping/preservation plan and must be in place pr/or to any construction activity on the site. Planting depth shall be such that the root flare shall be at grade level. Please submit a revised landscaping plan that addresses these concerns. Density Transitioning: The preliminary plat proposes to construct townhomes adjacent to single-family homes, and requires density transitioning. City Code allows for a variety of measures to satisfy the density transitioning requirements. If landscaping is used to. fulfill this standard, then Level 1 transitioning is required. A minimum of six (6) trees for every 100 feet of adjacent property, including two each of evergreens, overstory trees, and ornamental trees, are required along portions of the western and southern boundaries of the parcel. The areas subject to the transitioning requirements span approximately 500 feet and thus would require a minimum of thirty (30) trees.
