CASE <br /> <br />REQUEST FOR A VARIANCE TO CUL-DE-SAC LENGTH FOR THE PROPOSED <br />SUBDIVISION OF AMBER RIDGE 2N° ADDITION; <br /> CASE OF E & G DEVELOPMENT, LLC <br /> By: Asst. Community Development Director Sylvia Frolik <br /> <br />Background: <br /> <br />E&G Development, LLC, is proposing to plat Outlot B of Amber Ridge into 5 single family lots. <br />The property lies at the south terminus of Argon Street N.W., south of 147th Lane N.W. Street <br />access to the new lots is proposed to be provided by the extension of Argon Street. The <br />following items are enclosed: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Propose.al.preliminary plat <br />Parcels nt)6fied list <br />Proposed findings of fact <br />Proposed variance <br /> <br />Notification: <br /> <br />In accordance with City Code, owners of property with/n 700 feet of the subject property were <br />notified of the request for variance. <br /> <br />Observations: <br /> <br />Argon Street currently terminates in a temporary cul-de-sac that measures 830 feet in length. A <br />variance to cul-de-sac length was granted to Amber Ridge in 1993. E&G Development is <br />proposing to eliminate the temporary cul-de-sac and extend Argon Street N.W. into Outlot B to <br />provide access to the new lots being platted. This 370 foot extension of Argon Street would <br />terminate in a permanent cul-de-sac because an outlet to Waco Street to the east is obstructed by <br />existing homes; an outlet to T.H. #47 to the west does not comply with the access management <br />spacing proscribed for T.H. #47. The future extension of Argon Street to the south is not feasible <br />or warranted because of the presence of wetlands. The net result of this plan is that Argon Street <br />will be a permanent cul-de-sac measuring 1,200 feet in length. <br /> <br />Part of the basis for the 600 foot cul-de-sac length restriction relates to fire safety, In areas not <br />served by municipal water, water had to be trucked in to fight fires. Fire trucks were typically <br />equipped with 600 feet of fire hose. Amber Ridge is located in an urban service area and there is <br />one fire hydrant on Argon Street and a second hydrant will be required in Amber Ridge 2nd <br /> <br /> <br />
