<br />Motion by Chairperson Nixt, seconded by Commissioner Van Scoy, to close the public hearing. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Van Scoy, Brauer, Cleveland, <br />Hunt, Levine, and Trites Rolle. Voting No: None. Absent: None. <br /> <br />The public hearing closed at 7:25 p.m. <br /> <br />Commission Business <br /> <br />Chairperson Nixt called the regular meeting of the Planning Commission back to order at 7:25 <br />p.m. <br /> <br />Chairperson Nixt inquired if the general feeling of the Commission is in favor of the request to <br />rezone. <br /> <br />The consensus ofthe Commission was agreement of the rezoning. <br /> <br />Commissioner Trites Rolle noted the suggested use would provide a positive transition with a <br />nice quiet use from the golf course the homes that are a little further away. <br /> <br />Chairperson Nixt noted if the Comprehensive Plan is amended to Places to Work, a rezoning will <br />be required as well. The Comprehensive Plan would permit that zoning classification under the <br />code and the types of uses that would go with that; however, what has been presented is the <br />potential use, not the actual use for the site. <br /> <br />Associate Planner Geisler explained the Comprehensive Plan amendment would be a land use <br />change, and does not list specific uses. She reviewed typical uses for Places to Work listed in the <br />Comprehensive Plan, including business and professional office, showrooms, light industrial, <br />and public works facilities. <br />Chairperson Nixt suggested denial of the amendment request, while making it clear that the <br />Commission is in favor of the amendment if the applicant comes forward with a site plan for the <br />planned use. <br /> <br />Associate Planner Geisler indicated Mr. Peterson has spoken with Northfork and they are in <br />favor of the proposed use. She explained staff recommended Mr. Peterson proceed this way to <br />get an indication from the Planning Commission regarding their idea about this proposedland use <br />change before he spends significant dollars on a site plan. She reviewed the allowed uses under <br />E-l zoning, including manufacturing research labs, testing labs, office, multi-tenant facilities, <br />truck terminals, and warehousing. <br /> <br />Motion by Commissioner Van Scoy, seconded by Commissioner Brauer, to recommend that the <br />City Council deny the request for a Comprehensive Plan Amendment based on the inability to <br />determine exact usage of the land at this point, noting that the Commission would be in support <br />of such usage as has been suggested, but not determined at this point. <br /> <br />Planning Commission/June 1,2006 <br />Page 12 of 19 <br />
