4. That the total area of the Subject Property to be rezoned is approximately 2.5 acres in size. <br /> <br />5. That the Subject Property is part of a larger parcel that is currently zoned B- 1 Business. <br /> <br />That the Applicants are proposing to rezone the Subject Property to B-2 Business to <br />facilitate development of it with a convenience store with gas. <br /> <br />That the surrounding properties to the north and west are zoned B-1 and B-2 Business; the <br />property to the east is zoned Planned Unit Development and is developed with a strip <br />commercial center; the property on the south side of C.S.A.H. gl 16 is in Anoka City limits <br /> <br />o <br /> <br />That the proposed zoning amendment will not substantially adversely impair the use or <br />market value of any surrounding property. <br /> <br />9.
