<br />Preliminary Plat: Skyline pointe <br />June 30, 2006 <br />Page 2 of 8 <br />5). Additionally, a series of private streets are proposed to access the proposed townhomes. The <br />road labeled Kingsway Circle is a permanent cul-de-sac that is approximately 550 feet in length, <br />and conforms to City Code. <br /> <br />All streets must follow the City Street Naming Grid. Please revise Pointe Drive to Osmium <br />Street. Please revise North Stering Drive to 151" Circle and Kingsway Circle to Potassium <br />Circle. <br /> <br />Sidewalks: Sidewalks are required on at least one side of all public streets. A sidewalk is <br />proposed along the north side of 151" Lane from the west plat boundary to Nowthen Boulevard <br />and along the east side ofPointe Drive. <br /> <br />Traffic Generation Analysis: The City of Ramsey will be conducting a traffic generation <br />analysis, as required with all proposed subdivisions. The results of this study will be presented at <br />the Planning Commission meeting on July 10, 2006. <br /> <br />Anoka County's Highway Department will also have the opportunity to comment regarding this <br />development. <br /> <br />Grading: A two sheet grading and drainage plan has been prepared by um Inc. Staff has <br />reviewed this plan and offers the following co=ents: <br />o The emergency overflow elevations do not appear to appear accurately of the plan. <br />o Spot elevations are requested along the paths and at the street to help determine yard <br />grades to insure adequate drainage. <br />o Street high points and slopes grades should be added to the plan. <br /> <br />Drainage and Stormwater Management: The drainage from the proposed development is <br />directed into three distict ponding systems prior discharge into wetland 114 P which borders the <br />site on the west and north. Drainage from the southernmost portion of the site is directed into <br />ponds A 1 and A2 prior to overflow into the wetland to the west. The drainage system proposed <br />would include the redirecting the catch basin which currently drain 151" Lane into the drainage <br />and utility easement that is located on lot 3 block 1 of the Juskiewicz Addition adjacent to the <br />proposed development. This existing storm sewer would be abandoned. The middle portion of <br />the proposed development would drain to Pond B and also overflows into wetland 114P. The <br />northerly portion of the site drains into Pond cl and overflows northward across Alpine Drive <br />into a segment of Wetland 114 P. A permit must be obtained from the Lower Rum River Water <br />Management Organization. <br /> <br />Utilities: The development will be served by municipal sanitary sewer and watermain. The <br />sanitary sewer will be extended to the site from the trunk sewer line which is located <br />approximately 100 feet west of the west boundary of the property. Extension of the sanitary <br />sewer to the boundary of the plat is eligible for funding through the sanitary trunk fund. The <br />developer will be responsible for contributing the standard sewer and water trunk charges. <br /> <br />Easements: All existing easements on the property (within Haubrich Addition) must be vacated <br />prior to adoption of Final Plat. All common areas must be encumbered with drainage and utility <br />14 easements. <br />
