<br />Preliminary Plat: Skyline Pointe <br />June 30, 2006 <br />Page 7 of8 <br />Public Amenities and Open Soaces <br />This plan provides public trail connections to the wetland and exceeds the requirements for <br />providing amenities for public use and open space. <br /> <br />Preservation of Natural Amenities and Scenic Oualities <br />This project proposes to save 63% of the existing tree cover and respects the wetland buffer and <br />setbacks associated with the recently adopted wetland buffer ordinance. The site plan indicates <br />the planned development of bungalows homes along part of the wetland, and guides the density <br />away from the views of the existing residents. <br /> <br />Trail Development: The City is requiring the construction ofa trail along the eastern edge of the <br />plat, adjacent to Nowthen Blvd., to facilitate a regional trail connection. Also, the 2006 Trail <br />Development Fee is $580 per dwelling unit. The development fees in effect at the time of final <br />plat approval will be charged. <br /> <br />Park Dedication: The proposed plat will be forwarded to the Parks Connission for a <br />recommendation on park dedication. The City has the option for cash.and the 2006 Park <br />Dedication fee is $2,400 per residential dwelling unit. <br /> <br />. Sewer and Water Lateral Fees: The sewer and water lateral pipes have already been installed <br />along Nowthen Boulevard, and the applicant is responsible to pay the lateral fees. The 2006 rate <br />for sewer laterals is $3,417 per unit and water laterals are $7,795 per unit. The rate io effect at the <br />time of Final Plat will apply to the project. <br /> <br />Sewer and Water Trunk Fees: All devel9pments are subject to a sewer and water trunk fee. <br />The 2006 trunk fees total $3,062.00 per residential dwelling unit. The rate io effect at the time of <br />Final Plat will be the charged. <br /> <br />Stormwater Management Fee: The 2006 storm water management fee is $397 per residential <br />unit. The rate in effect at Fioal Plat will be charged. <br /> <br />The Planning Commission will be meeting at 7:00 p.m. on Monday, July 10th, 2006 at the <br />Ramsey Fire Station located at 15050 Armstrong Blvd. NW, to review your preliminary plat. A <br />copy of the case cover sheet is enclosed.
