Councilmember Peterson introduced the following resolution and moved for its adoption: RESOLUTION #96-07-165 RESOLUTION GRANTING FINAL PLAT APPROVAL OF SUNFISH LAKE ESTATES WHEREAS, Good Value Homes, Inc., hereafter referred to as "Developer" has properly applied for final plat approval on the following described property located in the City of Ramsey: That pan of Government Lots 2 and 3 Section 26, Township 32, Range 25, Anoka County, Minnesota described as follows; commencing at a cast iron monument found for the West Quarter corner of said Section 26; Thence North 00 degrees 14 minutes 12 seconds West, an assumed bearing, with the West line of said Section 26 a distance of 484.33 feet; Thence North 89 degrees 45 minutes 48 seconds East a distance of 984.82 feet to the POINT OF BEGINNING herein; Thence North 00 degrees 33 minutes 02 seconds West a distance of 50.78 feet; Thence Noah 50 degrees 37 minutes 52 seconds West a distance of 276.61 feet to the shoreline of Sunfish Lake; Thence with the meanders of said shoreline the following twelve (12) courses and distances; North 12 degrees 10 minutes 39 seconds East a distance of 70.29 feet; North 08 degrees 34 minutes 37 seconds East a distance of 112.26 feet; North 61 degrees 07 minutes 40 seconds West a distance of 43.75 feet; North 29 degrees 52 minutes 19 seconds West a distance of 43.28 feet; North 04 degrees 58 minutes 31 seconds West a distance of 59.00 feet; Noah 23 degrees 58 minutes 03 seconds East a distance of 106.45 feet; North 39 degrees 04 minutes 09 seconds East a distance of 83.52 feet; North 40 degrees 34 minutes 55 seconds East a distance of 86.10 feet; North 27 degrees 51 minutes 39 seconds East a distance of 86.30 feet; North 32 degrees 06 minutes 05 seconds East a distance of 158.28 feet; North 38 degrees 26 minutes 52 seconds East a distance of 82.63 feet; Noah 43 degrees 24 minutes 37 seconds East a distance of 196.85 feet; Thence South 71 degrees 44 minutes 32 seconds East, leaving said shoreline, a distance of 629.64 feet to a non-tangent point on curve of a curve concave to the Southeast being the West right of way line of the proposed Sunwood Drive; Thence with said curve having a radius of 720.00 feet, a central angle of 35 degrees, 18 minutes 30 seconds, a short chord length of 436.71 feet (short chord bears South 46 degrees 11 minutes 13 seconds West) for an arc length of 443.70 feet to a point of tangency; Thence continuing with said fight of way line South 28 degrees 31 minutes 58 seconds West a distance of 525.44 feet to a point of curvature of a curve concave to the Northwest; with said curve having a radius of 425.00 feet a central angle of 35 degrees 51 minutes 25 seconds, a chord length of 261.66 feet (chord bears South 46 degrees 27 minutes 41 seconds West) for an arc length of 265.97 feet to a point of tangency; South 64 degrees 23 nfinutes 23 seconds West a distance of 63.65 feet to the POINT OF BEGINNING herein containing 13.7705 acres of land area. AND WHEREAS, on December 11, 1995, the City received application and sketch plan from Good Value Homes, Inc., for Sunfish Lake Estates; and WHEREAS, on January 10, 1996, the Planning Commission approved the sketch plan; and WHEREAS, the Park and Recreation Commission met on January 11, 1996, and recommended cash and trail development to satisfy park dedication requirements; and
