Councilmember Peterson introduced the following resolution and moved for its adoption: <br /> <br />RESOLUTION #96-07-165 <br /> <br />RESOLUTION GRANTING FINAL PLAT APPROVAL OF SUNFISH LAKE <br />ESTATES <br /> <br /> WHEREAS, Good Value Homes, Inc., hereafter referred to as "Developer" has <br />properly applied for final plat approval on the following described property located in the City of <br />Ramsey: <br /> <br />That pan of Government Lots 2 and 3 Section 26, Township 32, Range 25, Anoka <br />County, Minnesota described as follows; commencing at a cast iron monument <br />found for the West Quarter corner of said Section 26; Thence North 00 degrees 14 <br />minutes 12 seconds West, an assumed bearing, with the West line of said Section <br />26 a distance of 484.33 feet; Thence North 89 degrees 45 minutes 48 seconds East <br />a distance of 984.82 feet to the POINT OF BEGINNING herein; Thence North 00 <br />degrees 33 minutes 02 seconds West a distance of 50.78 feet; Thence Noah 50 <br />degrees 37 minutes 52 seconds West a distance of 276.61 feet to the shoreline of <br />Sunfish Lake; Thence with the meanders of said shoreline the following twelve (12) <br />courses and distances; North 12 degrees 10 minutes 39 seconds East a distance of <br />70.29 feet; North 08 degrees 34 minutes 37 seconds East a distance of 112.26 feet; <br />North 61 degrees 07 minutes 40 seconds West a distance of 43.75 feet; North 29 <br />degrees 52 minutes 19 seconds West a distance of 43.28 feet; North 04 degrees 58 <br />minutes 31 seconds West a distance of 59.00 feet; Noah 23 degrees 58 minutes 03 <br />seconds East a distance of 106.45 feet; North 39 degrees 04 minutes 09 seconds <br />East a distance of 83.52 feet; North 40 degrees 34 minutes 55 seconds East a <br />distance of 86.10 feet; North 27 degrees 51 minutes 39 seconds East a distance of <br />86.30 feet; North 32 degrees 06 minutes 05 seconds East a distance of 158.28 feet; <br />North 38 degrees 26 minutes 52 seconds East a distance of 82.63 feet; Noah 43 <br />degrees 24 minutes 37 seconds East a distance of 196.85 feet; Thence South 71 <br />degrees 44 minutes 32 seconds East, leaving said shoreline, a distance of 629.64 <br />feet to a non-tangent point on curve of a curve concave to the Southeast being the <br />West right of way line of the proposed Sunwood Drive; Thence with said curve <br />having a radius of 720.00 feet, a central angle of 35 degrees, 18 minutes 30 <br />seconds, a short chord length of 436.71 feet (short chord bears South 46 degrees <br />11 minutes 13 seconds West) for an arc length of 443.70 feet to a point of <br />tangency; Thence continuing with said fight of way line South 28 degrees 31 <br />minutes 58 seconds West a distance of 525.44 feet to a point of curvature of a curve <br />concave to the Northwest; with said curve having a radius of 425.00 feet a central <br />angle of 35 degrees 51 minutes 25 seconds, a chord length of 261.66 feet (chord <br />bears South 46 degrees 27 minutes 41 seconds West) for an arc length of 265.97 <br />feet to a point of tangency; South 64 degrees 23 nfinutes 23 seconds West a <br />distance of 63.65 feet to the POINT OF BEGINNING herein containing 13.7705 <br />acres of land area. <br /> <br /> AND WHEREAS, on December 11, 1995, the City received application and sketch <br />plan from Good Value Homes, Inc., for Sunfish Lake Estates; and <br /> <br />WHEREAS, on January 10, 1996, the Planning Commission approved the sketch plan; <br /> <br />and <br /> <br /> WHEREAS, the Park and Recreation Commission met on January 11, 1996, and <br />recommended cash and trail development to satisfy park dedication requirements; and <br /> <br /> <br />
