8. That City Code requires exterior finishes on structures in the commercial districts to be <br /> natural or prefabricated stone, unless otherwise approved by the City Council. <br /> <br />9. That the Applicant is proposing to side the utility shed with maintenance-free vinyl siding. <br /> <br />10. That the City Council has previously approved accessory buildings in the commercial district <br /> with standard and/or maintenance free siding. <br /> <br />11. That the proposed use will not be unduly dangerous or detrimental to persons residing or <br /> working in the vicinity of the use, or to the public welfare. <br /> <br />12. That the proposed use will not substantially adversely impair the use, enjoyment or market <br /> value of any surrounding property. <br /> <br />13. <br /> <br />That the proposed use will be designed, constructed, operated, and maintained so as to be <br />harmonious and appropriate in appearance with the existing or intended character of the <br />general vicinity and will change the essential character of the area. <br /> <br />14. That the proposed use will not be hazardous to existing or future neighboring uses. <br /> <br />15. That the proposed use will not be disturbing to existing or future neighboring uses. <br /> <br />16. That the proposed use will be a substantial improvement to the property. <br /> <br />17.
