8. That City Code requires exterior finishes on structures in the commercial districts to be <br /> natural or prefabricated stone, unless otherwise approved by the City Council. <br /> <br />9. That the Applicant is proposing to side the utility shed with maintenance-free vinyl siding. <br /> <br />10. That the City Council has previously approved accessory buildings in the commercial district <br /> with standard and/or maintenance free siding. <br /> <br />11. That the proposed use will not be unduly dangerous or detrimental to persons residing or <br /> working in the vicinity of the use, or to the public welfare. <br /> <br />12. That the proposed use will not substantially adversely impair the use, enjoyment or market <br /> value of any surrounding property. <br /> <br />13. <br /> <br />That the proposed use will be designed, constructed, operated, and maintained so as to be <br />harmonious and appropriate in appearance with the existing or intended character of the <br />general vicinity and will change the essential character of the area. <br /> <br />14. That the proposed use will not be hazardous to existing or future neighboring uses. <br /> <br />15. That the proposed use will not be disturbing to existing or future neighboring uses. <br /> <br />16. That the proposed use will be a substantial improvement to the property. <br /> <br />17. That the proposed use will be served adequately by essential public facilities and services, <br /> such as highways, streets, police and fire protection. <br /> <br />18. <br /> <br />That the proposed use will not create excessive additional requirements at public cost for <br />public facilities and services and will not be detrimental to the economic welfare of the <br />community. <br /> <br />19. <br /> <br />That the proposed use will not involve uses, activities and equipment that will be detrimental <br />to any persons, property, or the general welfare by reason of excessive production of traffic, <br />noise, smoke, fumes, glare or odors. <br /> <br />The motion for the adoption of the foregoing findings of fact was duly seconded by <br />Councilmember Beyer, and upon vote being taken thereon, the following voted in favor thereof: <br /> <br />Mayor Thomas Gamec <br />Councilmember Natalie Haas Steffen <br />Councilmember Sheila Beyer <br />Councilmember Carolyn Beahen <br />Councilmember Gerald Zimmerman <br /> <br />Resolution #98-11-281 <br />Page 2 of 3 <br /> <br /> <br />
