Property Description and Owner According To Anoka County Auditor Records. A 20.00 perpetual easement for drainage and utility purposes over, under, across and through the following described property: All that part of the East Half of the Northwest Quarter of Section 25, Township 32, Range 25, Anoka County, Minnesota described as commencing at a point on the centerline of the Anoka and St. Francis Road as the same extends through said East Half of Northwest Quarter in a northerly and southerly direction which point is 1,083 feet north of the south line of said East Half of Northwest Quarter as measured along the centerline of said road; thence west parallel with the south line of said East Half of Northwest Quarter a distance of 863 feet; thence north parallel with the centefline of said Anoka and St. Francis Road a distance of 757 feet; thence east parallel with said south line to an intersection with the centerline of said Anoka and St. Francis Road; thence south on said centerline to the point of beginning. The centerline of said perpetual easement is described as commenc!ng at the intersection of the west line of said East Half of Northwest Quarter with the centerline of Sunfish Lake Drive as dedicated in SUNNY PONDS, Anoka County, Minnesota according to the recorded plat thereof; thence North 89 degrees 23 minutes 41 seconds East, assumed bearing along the prolongation of the centerline of said Sunfish Lake Drive 20.09 feet; thence easterly 21.45 feet along a tangential curve concave to the north having a radius of 295.28 feet and a central angle of 4 degrees 09 minutes 50 seconds to the point of beginning of the centerline to be described; thence North 04 degrees 45 minutes 58 seconds West 60.00 feet and there terminating.
