7. 1. <br /> CC Regular Session New <br /> Meeting Date: 09/10/2024 <br /> Primary Strategic Plan Initiative: Promote economic growth and development. <br /> Title: <br /> PUBLIC HEARING: Adopt Resolution#24-230 Vacating all Existing, Platted Drainage and Utility Easements on <br /> the Property Located Between Rhinestone Street, Traprock Street,East Ramsey Parkway, and 146th Avenue <br /> (Project No. 24-117)/Case of COR at Ramsey,LLC <br /> Purpose/Background: <br /> The City has received a Land Use Application from COR at Ramsey, LLC (the "Applicant") for consideration of <br /> a Preliminary Plat, Final Plat, and Easement Vacation for Parkside Townhomes. The project is located on the <br /> block situated between Rhinestone Street, East Ramsey Parkway, Traprock Street, and 146th Avenue (the <br /> "Subject Property"). On this same agenda is a separate case addressing the Preliminary Plat and Final Plat. This <br /> case and Public Hearing is specific to the requested Easement Vacation. <br /> Notification: <br /> A notification was posted in the July 26, 2024,Anoka Union Herald and emailed notices were sent to the private <br /> utility companies operating in Ramsey. Furthermore,property owners within 350 feet of the Subject Property <br /> were mailed a notice of the Public Hearing for the easement vacation as well. <br /> Time Frame/Observations/Alternatives: <br /> The Subj ect Property was originally platted in the mid-2000s as Ramsey Town Center 7th Addition. That plat <br /> dedicated drainage and utility easements across portions of the Subject Property. The new plat, Parkside <br /> Townhomes, slightly adjusts the property boundaries to accommodate a different building footprint than what had <br /> been proposed almost twenty(20)years ago. New drainage and utility easements will be dedicated where <br /> required and needed with the recording of the Parkside Townhomes Final Plat. <br /> Notification of the proposed easement vacation has been sent to all utility companies that operate in Ramsey. As <br /> of the writing of this case,we have received responses from Centerpoint Energy and Comcast,both stating that <br /> they have no objections to the vacation, as they have no infrastructure within the existing easements currently. <br /> Funding Source: <br /> The Applicant is responsible for all costs associated with this request. <br /> Recommendation: <br /> Staff recommends vacating all existing drainage and utility easements on the Subject Property <br /> Outcome/Action: <br /> Motion to adopt Resolution#24-230 vacating all existing drainage and utility easements on the Subject Property. <br /> Attachments <br /> Site Location Map <br /> Easement Vacation Exhibit <br />
