<br />PROPOSED FINDINGS OF FACT <br />MR. DENNIS HOLMQUIST <br /> <br />1. That Mr. Dennis Holmquist, hereinafter referred to aa "Applicant", has <br />properly applied for a zoning amendment and a metes and bounds <br />subdivision for the property at 6326 Hwy. #10 N.W. <br /> <br />2. That the Applicant appeared before the Ramsey Planning and Zoning <br />Commission for a public hearing on the proposed zoning amendment <br />pursuant to Section 170.013C of the Ramsey City Code on July 7, 1988 <br />and that said public hearing ~as properly advertised and that the <br />minutes of said public hearing are hereby incorporated as part of these <br />findings by reference. <br /> <br />3. That the Applicant appeared before the Ramsey Planning and Zoning <br />Commission to request the metes and bounds subdivision on July 13, 1988 <br />and that the minutes of said meeting are hereby incorporated as part of <br />these findings by reference. <br /> <br />4. That tbe subject property is generally kn~n as 6326 H~y. #10 N.W. and <br />is legally described as foll~s: <br /> <br />Lot 3, Auditor's Subdivision No. 96, except the fo110~ing described <br />tract: Beginning on the West line of said Lot 3, at a point 254 feet <br />South of the South~est corner of Lot 2, Auditor's Subdivision No. 96; <br />thence East at right angles 109 feet; thence South and parallel ~ith <br />said West line of Lot 3 for a distance of 245 feet, more or less to <br />the Mississippi River; thence North~ester1y along said river to said <br />~est line of , Lot 3; thence North on said West line of Lot 3 a distance <br />of 175 feet,' more or less, to the point of beginning all in Anoka <br />County, Minnesota. <br />I <br /> <br />5. <br /> <br />That the subject property is located in a residentially zoned district <br />and is approximately .7 acres in size. <br /> <br />That Mr. HalLquist is proposing to subdivide the southern portion of <br />the lot from the northern portion of the lot. <br />i <br />, <br />That the southern portion of the lot contains a duplex; the northern <br />portion of the lot is currently vacant. <br />, <br />, <br />, <br />That Mr. Holmquist is also requesting a zoning amendment for the <br />northern portion of the property; Mr. Holmquist is requesting that the <br />zoning on this portion of the property be amended to B-1 Business. <br /> <br />6. <br /> <br />7. <br /> <br />8. <br /> <br />9. <br /> <br />That Mr. Holmquist is proposing that the northern lot ~i11 be <br />approximately .34 acres in size and the southern portion of the lot <br />,,'ill be approximately .36 acres in size. <br /> <br />10. That Section 170.016F of the City Code requires a minimum lot size of <br />.5 acres in the B-1 Business District. <br /> <br />11. That the adjacent property to the east is zoned for residential use. <br /> <br />12. That the adjacent property to the ~est is vacant but is zoned for <br />commercial use. <br /> <br />'" <br />
