<br />I <br />I <br /> <br />Mr. Carson - Replied that there is not homeowners association for those in twin <br />homes, but if there are problems in a unit thsre are remedies written into the <br />contract. <br /> <br />I <br /> <br />Mr. Ralph Hendrickson - Inquired if the developers would still be willing to <br />construct a fence to serve as a buffer if twin homes are developed adjacent <br />to Flintwood I. <br /> <br />I <br /> <br />Chairman Peterson - Stated that fencing would not be required, but the City <br />could request it as part of the development agreement. <br /> <br />I <br /> <br />Mr. Stan Data - Stated that homes in Flintwood I sold for $65,000-$70,000 five <br />years ago and have increased in value and Flintwood II is proposing homes of <br />equal or lesser value adjacent to existing homes. If he wanted to sell his <br />home he would probably not break even. <br /> <br />I <br />I <br /> <br />Commissioner Deemer - Stated that homes are selling at 10% less than they did <br />two years ago. History shows that property values go up when sewer comes <br />in. A sewered lot in Anoka goes for $20,000 and a 1 acre lot in Ramsey goes <br />for $10,000; your 1 acre lot should increase in value by at least $6,000. <br /> <br />I <br /> <br />Art Raudio - Burl Oaks was constructed in Coon Rapids in 1971 and 1972 adjacent <br />to some of the nicest homes in Coon Rapids. I don't believe that when a <br />multiple dwelling project is well done that it will decrease value of adjacent <br />homes. A developer wants to 60 the project well, because if it even looks <br />bad, it will not sell. <br /> <br />I <br /> <br />I <br /> <br />Susan Beale - Inquired as to who the builders will be, how do we know which <br />are good and which are bad. Also pointed out that Burl oaks is much nicer <br />than what is being proposed in Ramsey. <br /> <br />I <br /> <br />I <br /> <br />Mr. Carson - Stated that it is the developer's intention to sell the lots <br />10 or 15 at a time to 10 or 12 different builders. All builders will have <br />to meet'City Code and prove they can afford to build there. Burl oaks had <br />10 different builders. <br /> <br />I <br />I <br /> <br />Susan Beale - Inquired as to how nice the units could be at a cost of $60,000- <br />$70,000; that price certainly could not include immediate landscaping. <br /> <br />Kay McCulley - What affect will bringing in sewer trunk lines have on the <br />rest of the City? <br /> <br />City Engineer Raatikka - Replied that ordinance stated that only area benefiting <br />will pay assessments. Flintwood I will not be assessed for the trunk. <br /> <br />I <br /> <br />Kay McCUlley - What if sometime in the future Flintwood I requires the use of <br />the trunk? <br /> <br />I <br /> <br />City Engineer Raatikka - Replied that when laterals are installed to serve <br />homes in Flintwood I, then Flintwood I will be assessed for their fair share <br />of the trunk costs. <br /> <br />I <br /> <br />Mr. Schnelle pointed out that the only way an area would get laterals is by <br />a 100% petition from that area. <br /> <br />I <br /> <br />Kay McCulley - Inquired about storm sewer. <br /> <br />I <br /> <br />Sr P & Z/N0vember 29, 1983 <br />Pub:ic Hearing <br />pe.e 6 of 8 <br />
