<br />. <br /> <br />street right-of-way. <br /> <br />SIDRllGE <br /> <br />Garbage receptacles, refuse areas must be in rear or side <br />yards, and must be screened from view. <br /> <br />ltl exterior storage shall be allowed if the property abutts <br />an R-lR, R-lO or R-2U district. Where the property does not <br />abutt suc:tJ district, all exterior storage shall be screened <br />with the exception of: . <br />a. merchandise displayed for sale1 or <br />b. materials and equipnent presenUy being used for <br />construction on the premises. <br /> <br />lANIl;CAPING <br /> <br />All business uses shall provide a landscaped area along all <br />streets and areas separating business from residential use. <br />'Ihis shall be kept clear of all structures, storage, and off- <br />street parking. Where any business use is adjacent to a <br />residential use, the business use shall provide screening <br />and a minimlll1 of a forty (40) foot wide landscaped yard <br />along the boundary of the residential property. When a <br />business use is across the street from a residential use, <br />that business use shall provide a minimllD of twenty feet of <br />landscaped yard bebleen the street and structure or parking <br />area. Except for driveways, the landscaped area shall <br />extend along both streets in the case of a oorner lot. <br /> <br />All structures, required landscaping and fences shall be <br />maintained so as not to be lD'lSi!jlUy to adjoining areas. <br /> <br />A finished ground grade shall be established such that <br />natural drainage way fran all buildings is provided. <br /> <br />SCREmING <br /> <br />Where aqy business is adjacent to residentially zoned/used <br />property, there shall be screening provided along the <br />boundary of the residential property. Screening shall also <br />be provided where a business or parking lot is across the <br />street from a residential zone (but not on that side of the <br />business considered to be the front). Screening shall <br />consist of one or IllOre of the following: <br /> <br />a. shrubs; <br />b. berms; <br />c. trees. <br /> <br />Screening shall be Oplque. <br /> <br />All screening within 30 feet of any driveway or street shall <br />be less than 36 inches in hei!jlt above the curb or center of <br />the street. <br /> <br />62 <br />
