<br />~ <br /> <br />f <br /> <br />a residential district. <br /> <br />IANOOCAPING <br /> <br />All business uses shall provide a landscaped area along all <br />streets and areas separating business from residential use. <br />'1his shall be kept clear of all stuctures and off-street park- <br />ing. Any business which 18 adjacent to a residential use shall <br />provide screening a minimum of a forty (40) foot wide <br />landscaped yard along the boundary of the residential property. <br />Where a business use is across the street from a residential <br />use, the business use shall provide a minimum of twenty feet of <br />landscaped yard between the street and structure or parking <br />area. Except for driveways, the landscaped areas shall <br />extend along both streets in the case of a corner lot. <br /> <br />SCREmING <br /> <br />1ftlere arri business is adjacent to residentially zoned/used pro- <br />perty, there shall be screening provided along the boundary of <br />the residential property. Screening shall also be provided <br />where a business or parking lot is across the street from a <br />residential zone (but not on that side of the business con- <br />sidered to be the front) . Screening shall consist of the <br />following: <br />a. shrubs; <br />b. beI1llS; <br />c. trees. <br />Screening shall be op;lque. <br /> <br />All screening within 30 feet of any driveway or street shall be <br />less than 36 inches in height above the curb or center of the <br />street. <br /> <br />LIGBTIN3 <br /> <br />Any lighting used to illuminate an off-street parking area, <br />sign or structure, shall be arranged to deflect light away <br />from any adjoining residential district or public street. <br />Bulbs emitting in excess of 3000 lumens (150 watts) shall be <br />so directed that the bulb is not visible from off of the <br />property where sudl light source is located. <br /> <br />AROIITEC'lURAL CDtmlCL <br /> <br />All exterior finishes on any building shall be: <br />a. face brick; <br />b. natural stone; <br />c. specifically designed precast concrete unit which sur- <br />faces have been integrally treated with an applied <br />decorative material or texture; <br />d. factory fabricated and finished metal framed panel <br />construction, if the panel material is to be of those <br />noted in a, b, or c above; or <br />e. other material as may be approved by the Planning Com- <br /> <br />65 <br /> <br />. <br />
