Suet, landscaping shall conform wi th the screening <br />and landscaping plan approved by the Planning Commission at the <br />time the building permi t was issued. It shall be the owner's <br />responsibility to see that this landscaping is maintained in an <br />attractive and well kept condition. This provision will apply <br />to the original developer, his heirs, successors and assigns. A <br />performance bond or cash escrow on the provisions of the <br />screening and landscaping section shall run to the Ci ty of Ilamsey <br />for a period of two full growing seasons following installaion. <br />'Ihe bond or escrow amount will be a reasonable estimate of the <br />project cost as determined t:!i the Ci ty Engineer. <br /> <br />In all districts, all merchandise, materials and equipment <br />stores, kept or displayed outside a building shall be screened, <br />with the following exceptions: <br /> <br />a. Retail merchandise being displayed in front of a <br />structure lawfUlly used as a place for retail sales. <br />Retail merchandise otherwise lawfully displayed in <br />the setback area shall be screened, except from a <br />side facing a public street: <br />b. Materials and equipment being used for construction <br />on the premises; <br />c. Merchandise located on service station p.IIlp islands; <br />d. Materials, equipment and merchandise in industrial <br />districts, except that the side adjacent to a public <br />street, residential zone or use shall be screened. <br /> <br />'Ihe screening required in this section shall be at least five (5) <br />feet tall, but shall not extend within fifteen (IS) feet of any <br />street or driveway. 'Ihe screening shall be placed along property <br />lines or, in case of screening along a street, twenty (20) feet <br />from the street right-of-way with landscaping between the <br />screening and pavement. <br /> <br />In the business or industrial districts, all uses shall provide a <br />landscaped area along all streets and areas separating different <br />uses (business from residential). This shall be kept clear of <br />all structures, storage and off-street parking. This area <br />shall be at least twenty (20) feet in depth along all streets, <br />measured fraD the street right-of-way. Except for driveways, the <br />area shall extend along both streets in the case of a corner lot. <br /> <br />All structures, required landscaping and any fences shall be <br />maintained so as not to be unsightly to the adjoining areas. <br /> <br />170.017D QFF-SmEET It.RKING <br /> <br />In the urban area, all off-street parking areas mall be paved wi th a <br />durable and dustless surface in conformance wi th ci ty engineering <br />standards. Such area shall be so graded and drained as to <br />dispose of all surface water aCCIIDulation satisfactorily. <br /> <br />Ml off-street parking spaces shall have access off driveways and <br />directly off the public street. <br /> <br />83 <br />
