<br />SUMMARY <br /> <br />1.8 PROJECT DESCRIPTION <br /> <br />Northfork is a planned Unit Development (PUD) proposed for <br />construction on 1253.6 acres in the southwest corner of the <br />City of Ramsey in Anoka County. The project plans include <br />258 single family residential units on lots averaging 2.5 <br />acres each and 125 acres of commercial/industrial <br />development. A 111 acre lake, Lake Itasca, is located <br />within the proposed project site. Plans for the PUD also <br />call for development of a new 58 acre lake on the west side <br />of the project site. Approximately 36% of the total site <br />will remain as open space following development of the PUD. <br /> <br />The project will be completed in five or six phases over ten <br />years. The homes will be developed in five phases with <br />approximately 58 houses constructed in each phase. The <br />commercial development will occur as the housing development <br />is completed, either during the fifth phase or in a separate <br />sixth phase after home construction is completed. <br /> <br />2.8 GOVERNMENT APPROVALS <br /> <br />The project will require approvals from FHA, DNR, MnDOT, <br />PCA, and the City of Ramsey. NO permit information was <br />developed concurrently with this EIS. <br /> <br />3.8 ALTERNATIVES <br /> <br />Six, alternatives were considered in the Draft EIS, <br />including: the project as proposedl two alternative concepts <br />for access from T.H. 18/169 to the project sitel alternative <br />uses for the open space within the PUDl design changes to <br />avoid possible archaeological sitesl and no action. In <br />response to comments by the DNR, a seventh alternative is <br />discussed in the Final EIS. <br /> <br />4.8 LAND USE <br /> <br />Most of the project site is currently undeveloped. <br />Surrounding land use is a mixture of residential, <br />agricultural, and some'industrial uses.
