<br />. <br /> <br />. <br /> <br />. <br /> <br />SECTION IV <br />P ARK DEDICATION <br /> <br />16. Park Dedication. The Sweetbay Ridge Plat is located in the Trott Brook Recreation <br />District. Park-dedication requirements shall be satisfied by a cash payment of Two Thousand <br />Four Hundred Dollars and no cents ($2,400.00) perlot. The Plat is creating 68 lots. The cash <br />payment due on the Plat is One Hundred Sixty Three Thousand Two Hundred Dollars and no <br />cents ($163,200.00) (68 lots x $2,400/lot). This payment shall be made to the City prior to the <br />release of the Final Plat for recording. <br /> <br />SECTION V <br />TRANSPORTATION AND LANDSCAPING <br /> <br />17. Trail Fees. The City Council has enacted a trail development fee in the amount of Five <br />Hundred Eighty Dollars and no cents ($580.00) per unit. Therefore, a payment in the amount <br />of Thirty Nine Thousand Four Hundred Forty Dollars and no cents ($39,440.00) (68 lots x <br />$580.00/lot) shall be paid to the CITY prior to releasing the Plat for recording. <br /> <br />18. Trail Construction. The DEVELOPER shall be responsible for the construction of a 10 <br />foot wide bituminous trail on the east side of Variolite Street N. W. from the north boundary <br />of the Plat, south to J61st Avenue N.W. The construction costs for this segment of trail are <br />not eligible for credit against trail fees due on the Plat. The remainder of this trail from 161 st <br />Avenue N.W. south to Alpine Drive N.W. is anticipated to be constructed during Phase 3 of <br />the development. That portion of .the trail beyond the south boundary of the plat will be <br />eligible for credit against trail fees due on Phase 3 ofthe Plat. <br /> <br />The Developer will also be responsible for the construction of that portion of the trail <br />.corridor between Elmcrest and Central parks that lies within the boundaries of this Plat, and <br />including the boardwalk east of the southeast plat boundary. The entirety of this portion of <br />the trail link will be required for construction in Phase 1, including the boardwalk shown in <br />Phase 2 located east of the plat boundary. In accordance with City policy, trails that supplant <br />sidewalks or trails that are located in back yards are not eligible for credit against trail fees. <br />In this case, the trail does follow 161 st Avenue N. W. for a certain distance and eliminates the <br />need for a sidewalk; this segment of trail is not eligible for credit against trail fees due on the <br />plat. The trail is also located in the back yards of Lots 1-5, Block 5, and will be eligible for <br />credit against trail fees due on the Plat if a sidewalk is constructed on Rhinestone Street <br />N. W. that connects to the trail.in Outlot B. Furthermore, all of that trail segment shown east <br />of the. southeast plat boundary as a boardwalk will "Qe eligible for credit against trail fees due <br />on the Plat. <br /> <br />All trail construction plans and cost estimates, as well as any subsequent chang~s to plans and <br />cost estimates, must be pre-approved by the City. The Developer must submit 'a: copy 01 the <br />final payment invoice to the City to receive reimbursement. <br /> <br />..
