Reqll~!=;t For Preliminarv Plat Aoprmral Of Voltin's Oak Hill ESt-13t-f>!=;~ C1'!!=;f> <br />Of Mr. Dplf> '~]tin: <br /> <br />Jeff Caine, surveyor, and Mr. Dale Voltin were present. <br /> <br />Councilmenber Cox stated that Voltin's Oak Hill Estates is a situation where a <br />plat is being developed at the expense of a previous plat (Menkveld' s Country <br />Park) because the roads are ronstructed and p:lid for. Counci1rnemberCox <br />expressed serious roncern with the fact that there is only one access serving <br />Menkveld's Country Park and Voltin's Oak Hill Estates <br /> <br />~1r. Caine stated that Mr. Voltin will deed a road easanent to the east for <br />future access. Mr. Caine also noted that a road looping through the <br />developnent would provide - addi tional accesses and more IErcels but the <br />developer has chosen not to go that route. <br /> <br />Mr. Raatikka stated that street and di tch profiles have not been provided. <br />Addi tional soil borings have determined that Lot 4 is adequate for an on-si te <br />septic systan. <br /> <br />Mr. Caine stated that the profiles will be complete in a rouple of days. <br /> <br />Councilmenber Cox recormnended that a road easement between Lots 3 and 4 be <br />provided to the south in case of future developnent. <br /> <br />Mr. Voltin stated that because of the rost to build a road over the drainage <br />di tch, he doubts the property to the south will ev'er be developed. <br /> <br />Motion by Co un ci lmanbe r- Sorteberg and seconded by Councilrnanber Reimann to <br />approve Mr. Voltin's request for preliminary plat approval of Voltin's Oak Hill ..1l <br />Estates with a variance for cul-de-sac length and rontingent upon Mr. Voltin ~ <br />complying with the terms of the Ci q Engineer's report dated January 30, 1986 <br />including the provision of a 66 foot wide utiliq easement along the north ed <br />of Lot 4. Further, that developnent of Lot 4 will not take place until a <br />southerly access is established; subdivision of Lots 1, 2 and 3 will not be <br />made until an additional access has been established. <br /> <br />Motion carried.
