<br />CITY OF lAMSlY <br />DEVELOPMENT AGREEMENT <br />VOLTIN'S OAK RILL ESTATES <br /> <br />Thi. contract entered into this ';',=11)' day of (,,-/, t' I, J ,1986, between <br />tbe City of Ramsey, b.ereinafter referTed to u "City," and Mr. Dale Voltin and <br />Mr. David G. Schulte. hereinafter Teferred to as "Developers.~ in conjunction <br />with plat approval of Voltin's Oak Hill Estates. <br /> <br />The plat of Voltin'. Oak Hill Estates is hereby granted approval contingent <br />upon tbe Developers agreeing to and complying witb the following conditions: <br /> <br />1. The approval of VoHin's Oak Rill Estates shall apply to that property <br />legally described as follows: <br /> <br />Tbe Soutbwest Quarter of tbeNortbvest Quarter of Section 14. TOVIlsbip <br />32. Range 25. Anoka County, Minnesota, except tbe nortb 15 fEet of tbe <br />east 187 feet tbereof, as measured along tbe east and north lines <br />reepec tively. <br /> <br />2. The Developers sball be responsible for tbe construction of <br />improvements a8 SbOVIl on the final plat and as directed by the City <br />Engineer, in accordance witb City standards and specifications. These <br />improvements sball include, but are not limited to, streets, ditches, <br />backsloping and drainage easements. The Developers sball be <br />responsible for any expense as sociated witb tbe construction of thes e <br />improvements. All improvements sball be constructed in accordance <br />witb tbe specifications of tbe City Engineer, as specified in the City <br />Code. Pursuant to tbis guarantee, tbe Developers sball post a <br />maintenance guarantee for tbese improvements in tbe amount of $ <br />5,000.00. This security sball be deposited witb tbe City in tbe form <br />of casb escrow or letter of credit in a form to be acceptab Ie to tbe <br />City~ This security shall be held by the City for one (1) year from <br />tbe date of final acceptance of the improvements. <br /> <br />3. Tbe Developers sball restore all disturbed areas on tbe site as <br />specified by tbe City Engineer. <br /> <br />4. The Developers sball comply witb all applicable requirements of tbe <br />City Code regarding subdivisions and construction of improvements. <br /> <br />5. Tbis development agreement sballbe recorded as pa~t of tbe <br />Developers' deed. <br /> <br />6. The Developers are granted a variance to tbe lengtb of tbe cul-de-sac <br />on Uranium Street N.W. <br /> <br />7. Tbe Developers sball provide to tbe City a 66 foot wide utility <br />easement along tbe north end of Lot 4 in the Plat. <br /> <br />8. There sball be no furtber subdivision of Lots 1, '2, or 3 in toe Plat <br />until such time as additional access is available to tbose lots. <br /> <br />"''1 <br />
