DAVID saIULTE <br />By: Anne Norris, Coommity Developnent Director <br /> <br />Background: <br /> <br />Mr. David SChul te is requesting prel iminary plat approval of his proposed <br />subdivision of the southern part of Lot 4, Block 1, Voltin' s Oak Hill Estates <br />and property irmnediately west of Hall-Anderson Acres and north of County Road <br />#5. The property is located in the Rl-R Rural Residential District. The plat <br />consists of 17 single family residential lots averaging 2.5 acres in size. <br /> <br />At the recorranendation of the City Council, Mr. Schulte is proposing to extend <br />Wolfram Street N.W. south from the ditch and extend 160th Lane N.W. west to <br />connect with the Wolfram Street N.W. extension. Mr. Schulte will construct <br />Xenon Street N.W. with a temporary cul-de-sac to provide access from County <br />Road #5. <br /> <br />Enclosed are the following items for your information: <br /> <br />a) Site location map <br />b) Proposed preliminary plat <br />c) letter fran Anoka Cotmty Engineer's office dated February 23, 1988 <br />d) letter fran City Engineer Raatikka dated March 17, 1988 <br />e) letter fran Mr. Jolm Stine, DNR, dated March 21, 1988 <br /> <br />Cbservations: <br /> <br />The Planning and Zoning Commission held a public hearing on this preliminary <br />plat on March 1, 1988. en AprilS, 1988 the Commission recorranended approval of <br />the Plat provided Lots 1, 2, and 3, Block 3 and Lots 4 and 5, Block 1 are <br />filled to create buildable lots and with variances to the frontage requirements <br />for Lots 1, 3, 4, 8, 9, and 10, Block 1 and Lot 2, Block 2.
