Norris
Community Development Director

Regarding: preliminary Plats Rambosek Red Oak Estates,
Oakwood Hills and the North Forty

Dear Anne:

We have reviewed the three Preliminary Plats you provided and
offer the following comments for each plat.

1. Rambosek Red Oak Estates is acceptable as drawn,
the only County involvement is with the County
Ditch and all lots adjacent to the Ditch have
indicated a 50 foot drainage easement.

2. Oakwood Hills is acceptable with a couple minor
modifications. Lot 2, Block 2 should have the
50 foot drainage easement for County Ditch Number
3 continued across the entire back portion of that
lot. The lot layout is not ideal in that Lot 11,
Block 1 does need to access the County Highway which
is something that we are making an effort to
limit as much as possible. Assuming this layout,
however, is acceptable to the City, an access for
Lot 11 would be agreed to with the understanding
that that access will be restricted to the
southerly 50 feet of frontage on CSAH #5 and so
stated on the plat. Lot 12, Block 1 should have
the access to CSAH #5 dedicated to Anoka County
and so indicated on the plat. This ~ill require
that the driveway for this lot access Xenon street
only.

,

Affirmative Action I Equal Opportunity Employer

'-0
