Surveyors &. <br />Landscape Architects <br /> <br />June 28, 1988 <br /> <br />Honorable Mayor & City Council <br />City of Ramsey <br />15153 Nowthen Boulevard N.W. <br />Ramsey, MN 55303 <br /> <br />Re: The North Forty <br />Final Plat <br /> <br />Dear Council Members: <br /> <br />I have reviewed the final plat of The North Forty and offer the <br />following comments: <br /> <br />1. The proposed plat consists of 15 lots in the rural service area <br />of the City and received preliminary plat approval on April 26, <br />1988 with a variance granted for the deficient lot width of Lot <br />4, Block 3. <br /> <br />2. Profiles of existing and proposed streets were not provided as <br />required by city Code. Variances have been granted for the <br />streets proposed as temporary cul-de-sacs which exceed 600 <br />feet. These variances were subject to the developer obtaining <br />an emergency access north to 166th Avenue N.W. The property <br />owner to the north has been contacted and he has indicated he <br />would allow an emergency access through his property. <br /> <br />3. A 2.27 acre trail corridor should be dedicated and shown on the <br />west side of the plat. The balance of the park dedication <br />requirements should be met with a cash payment. <br /> <br />4. Soils data and soil borings have been provided as required by <br />City Code. All lots appear to be suitable for on-site <br />wastewater disposal systems. <br /> <br />5. In review of the drainage, the proposed culvert sizes and <br />inverts should be shown and the drainage easement for ponding <br />purposes on Lot 4, Block 3 should be enlarged to accomodate a <br />100 year storm. <br /> <br />6. In review of the final plat requirements of the City Code, we <br />find that an address map was not provided. <br /> <br />222 Monroe Street <br />Anoka.
