CASE #3: REQUEST FOR PRELIMINARY PLAT APPROVAL OF OAKKOCD HILLS; CASE OF MR. DAVID SCHULTE By: Comatumity Development Director Anne Norris Background: Mr. David Schulte is requesting preliminary plat approval of his proposed subdivision of the southern part of Lot 4, Block 1, Voltin's Oak Hill Estates and property immediately west of Hall- Anderson Acres and north of County Road No. 5. The property is located in the Rl -R Rural Residential District; the plat consists of 17 single family residential lots averaging 2.5 acres in size. At the recommendation of the City Council, Mr. Schulte is proposing to extend Wolfram Street N.W. south from the ditch and extend 160th Lane N.W. west to connect with the Wolfram Street extension. Mr. Schulte will construct Xenon Street N.W. with a temporary cul-de -sac to provide access from County Road No. 5. For your information, the following items are enclosed: a) Site location map b) Proposed preliminary plat c) Soil boring information d) Letter from Anoka County Engineer dated February 23, 1988 e) Letter from City Engineer dated March 17, 1988 f) Letter from John Stine, DNR, dated March 21, 1988 g) Previous meeting minutes relating to Oakwood Hills Observations: At its meeting on March 17, the Commission tabled action on Mr. Schulte's plat until: items in the City Engineer's letter dated March 17 are addressed; Outlot A should be combined with Lot 5; Lots 6, 7, 8, 9 and 10, Block 1 should be reviewed regarding lot areas; Xenon right -of -way should be extended to north end of Lot 10, Block 1; and park dedication issue has been resolved. This information will be available at the meeting. Recommendation: Commission Action: Motion. to: Recommend approval /denial of Mr. David Schulte's request for preliminary plat approval of Oakwood Hills.
