CASE #1: <br />REQUEST FOR CONDITIONAL USE PERMIT TO CONSTRUCT AMID OPERATE AN <br />OFFICE AND WAREHOUSE FOR AN ELECTRICAL CONTRACTING BUSINESS; <br />CASE OF MR. JEFF ERIKSON <br />By: Camwnity Development Director Anne Norris <br />Background: <br />Mr. Jeff Erikson is requesting a conditional use permit to construct and <br />operate an office and warehouse for his electrical contracting business at <br />his home at 15270 St. Francis Blvd. This property is located in the B -1 <br />Business District; however, the principal use is residential. The City <br />Attorney has determined that as the principal use of the property is <br />residential, the property is subject to residential restrictions. <br />Mr. Erikson is requesting a conditional use permit to construct and operate <br />a warehouse and office in an accessory structure on his property. <br />Construction of this structure began in 1987 until a stop work order was <br />issued on March 3, 1987 as the building exceeded height limitations for <br />residential accessory structures. At that time, Mr. Erikson applied to the <br />Ramsey Board of Adjustment for a variance to exceed the height restriction. <br />As the Board could find no hardship or circumstance unique to Mr. Erikson's <br />property, the variance request was denied. <br />For your information, the following items are enclosed: <br />a) Application <br />b) Site location map <br />c) Proposed layout of structure <br />d) Previous meeting minutes relating to Mr. Erikson's case <br />e) Findings of fact adopted by Commission on March 17, 1988 <br />f) Proposed conditional use permit <br />Observations: <br />At its meeting on March 17, the Commission tabled action on Mr. Erikson's <br />request in order to allow Mr. Erikson time to research how to resolve the <br />problem of the height of the accessory structure. In addition, the <br />Commission requested an opinion from the City Attorney regarding Mr. <br />Erikson's situation; this will be available at the meeting. <br />Recommendation: <br />Commission Action: <br />Motion to: <br />Recommend approval /denial of Mr. Jeff Erikson's request for a <br />conditional use permit. <br />Review Checklist: <br />Administrator _ Chief of Police <br />Attorney X Finance Officer <br />Engineer Public Works Superintendent <br />Community Development Director X Building Official X <br />
