Norris <br />Community Development Director <br />Regarding: Preliminary Plats Rambosek Red Oak Estates, <br />Oakwood Hills and the North Forty <br />Dear Anne: <br />We have reviewed the three Preliminary Plats you provided and <br />offer the following comments for each plat. <br />1. Rambosek Red Oak Estates is acceptable as drawn, <br />the only County involvement is with the County. <br />Ditch and all lots adjacent to the Ditch have <br />indicated a 50 foot drainage easement. <br />2. Oakwood Hills is acceptable with a couple minor <br />modifications. Lot 2, Block 2 should have the <br />50 foot drainage easement for County Ditch Number <br />3 continued across the entire back portion of that <br />lot. The lot layout is not ideal in that Lot 11, <br />Block 1 does need to access the County Highway which <br />is something that we are making an effort to <br />limit as much as possible. Assuming this layout, <br />however, is acceptable to the City, an access for <br />Lot 11 would be agreed to with the understanding <br />that that access will be restricted to the <br />southerly 50 feet of frontage on CSAH r5 and so <br />stated on the plat. Lot 12, Block 1 should have <br />the access to CSAH r5 dedicated to Anoka County <br />and so indicated on the plat.
