CASE #7: <br />RBQUEST FOR PRELIMINARY PLAT APPROVAL OF JUNIPER WOCDS; <br />CASE OF MR. DICK KNUTSCN <br />By: Comzunity Development Director Anne Norris <br />Background: <br />Mr. Dick Knutson is requesting preliminary plat approval of Juniper Woods, <br />the proposed subdivision of Outlot B, Rum Acres Estates. The plat consists <br />of 75 single family residential lots. Mr. Knutson has petitioned the City <br />to extend sanitary sewer and municipal water to serve these lots. <br />Mr. Knutson is proposing to construct streets from 150th Avenue, 151st <br />Avenue and 153rd Avenue to provide access to this plat. Mr. Knutson is <br />proposing to develop the subdivision in two phases. <br />For your information, the following items are enclosed: <br />a) Site location map <br />b) Public hearing notice <br />c) Properties notified <br />d) Proposed preliminary plat <br />e) Proposed grading plan <br />The City Engineer's report will be available at the meeting. <br />Observations: <br />As recommended by the Park Commission, Mr. Knutson is proposing to dedicate <br />land ( Outlot A) along the western boundary of the plat to the City to <br />satisfy park dedication requirements.
