CASE #8: <br />REQUEST FOR PRELIMINARY APPROVAL OF A PLANNED UNIT DEVELOPMENT; <br />CASE OF MR. GEORGE CARLSON AND RIVER'S BEND PROPERTIES <br />By: Ccauiunity Development Director Anne Norris <br />Background: <br />Mr. George Carlson and River's Bend Properties are requesting preliminary <br />approval of their proposed planned unit development. The development <br />consists of a 32 -unit apartment building located on Lot 2, Block 1, Oxbow <br />Addition. The property is within the Scenic River Overlay District, the <br />Scenic River regulations require that this proposal be reviewed as a <br />planned unit development. <br />As you may recall, the developers are requesting City participation in site <br />improvements for the project. <br />For your information, the following items are enclosed: <br />a) Site location map <br />b) Public hearing notice <br />c) Properties notified <br />d) Proposed site plan <br />Observations: <br />Mr. John Stine, DNR, has reviewed the proposed site plan for the project <br />and has recommended minor changes regarding relocating the structure <br />further fran the ordinary high water mark of the Rum River.
