In review of the proposed access to the development, we offer the <br />following recommendations: <br /> <br />a. The driveway to the south should be shifted to the east to <br />provide for additional stacking on proposed County Road 116. <br />This should be reviewed by the Anoka County Engineer. <br /> <br />b. The need for the entrance from state Trunk Highway No. 47 is <br />questionable. The proposed entrance could create traffic <br />problems since the acceleration lane to the north would end at <br />the point where the right turn lane for 142nd Avenue N.W. <br />begins. This should be reviewed by Mn/DOT. <br /> <br />c. The access on 142nd Avenue N.W. should be moved east to allow <br />for additional stacking or be eliminated and placed on Xkimo <br />street N.W. <br /> <br />d. Xkimo street N.W. will have to be constructed to provide <br />access from the east side of the development. <br /> <br />6. In review of the driveways and proposed parking areas in the <br />P.U.D., they should be located three feet from the property lines <br />as required by city Code. <br /> <br />7. The proposed P.U.D. is located in the Scenic River Land Use <br />District of the City and is subject to the scenic River Ordinance. <br />Any variance for setbacks from the ordinary high water level or <br />the maximum total impervious surface of 30 percent must be <br />approved by the Commissioner of Natural Resources. <br /> <br />If you have any questions in regard to the preliminary P.U.D., please <br />let us know. <br /> <br />Sincerely, <br /> <br />HAKANSON ANDERSON ASSOCIATES, INC. <br /> <br />~~~~~~. <br />Peter R.
