CASE OF RIVER'S RF.Nn PROPF.RTTFS <br /> <br />Mr. Rick Foster of River's Bend Properties is requesting preliminary <br />P.U.D. developnent plan awroval and rezoning to P.O.D. for the six <br />acres directly north of the pro};X>sed County Road 116 bridge right-of- <br />wB:J. Mr. Foster is pro};X>sing to build three buildings (totalling <br />awroximately 56,600 square feet) to be occupied by mixed conunercial <br />uses and personal/professional services. <br /> <br />Ci ty Staff reviewed the plan and oonrnented as follows. <br /> <br />1. '!he developer has not provided for conunon open space as <br />requi red by the Ci ty Code. As the proposed pI an does not <br />include residential developnent, staff recommends that the <br />open sIBce requi rement be waived. <br /> <br />2. Staff has ooncerns regarding access to the si te from Highway <br />47, l42nd Avenue N.W. and the proposed County Road 116 <br />bridge.
