Determine why you want to prepare a zoning ordinance. <br /> <br />2. Make an attempt to review and understand the county's or the <br />adjacent city's plan and ordinance. <br /> <br />3. Make a list of those items you do not understand or do not <br />agree within the county or city plan. <br /> <br />4. Make a list of the items you believe should be addressed in <br />the plans and ordinances. <br /> <br />5. Meet with the county or city planning commission and express <br />your concerns. <br /> <br />If you are not satisfied by going through the above steps consider the <br />following: <br /> <br />1. If a planning program is begun there may be some added cost <br />to the township for personnel to prepare and administer the <br />ordinance. This will depend upon size and amount of development. <br /> <br />2. Check with townships who have active planning programs to deter- <br />mine what the costs might be. <br /> <br />3. If still interested request the ROC, a private consultant, <br />association of townships, or someone from State Planning to come <br />out and talk about a planning program. <br /> <br />4. Consider establishing a joint board with the city and county as <br />allowed in the Municipal Planning Act. <br /> <br />Once you've decided to go ahead, the following major points will help <br />you develop your planning program: <br /> <br />1. List the major issues and problems facing the township. <br /> <br />2. Decide what you want your township to look like in the future. <br /> <br />3. Develop a list of goals that in a general yet achievable way <br />address the issues and problems and help you to realize the <br />kind of community you want in the future. <br /> <br />4. A map could be prepared which displays the goals in graphic <br />form. This is certainly not essential however. <br /> <br />5. Policies should be developed which state specific actions the <br />township will take to carry out the goals listed previously. <br /> <br />6. To ensure that the plan is properly implemented, a zoning <br />ordinance should be prepared and adopted, and <br /> <br />7. To ensure basic development standards are adheared to a sub- <br />division ordinance should be prepared and adopted. <br /> <br />8. Finally, to make the best use of limited local funds a capital <br />improvements program should be prepared and adopted. <br /> <br />58 <br />
