improvements or expansion of RV World's existing site in the appropriate B-2 Business
District.

11. That the proposed use will not be operated and maintained in a way that will be harmonious
and appropriate in appearance with the existing agricultural use or intended character of the
R-l Residential District and such use will change the essential residential use character of the
Subject Property over the next five years.

12. That even if the proposed use were to be located in a B-2 Business District, it would not
conform to the zoning performance standards for display and storage of vehicles for sale or
rent, which standards require paved and curbed display and storage areas. The proposed use
will utilize a Class 5 surface without any curb.

13. That the proposed use does not conform to the zoning performance standards of the R-l
Residential District which prohibits parking of motor vehicles and/or equipment on a
residential parcel unless they are owned or leased by a person residing on the property or
owned or leased by the employer of a person residing on the property, neither of which is
occurring with this request.

14. That the proposed use will not be in accordance with the objectives of the intent of Section
9.03.06 (Interim Use Permits) of the City Code as the Subject Property currently does have a
reasonable use (residential and agriculture) under the Comprehensive Plan.

The motion for the adoption of the foregoing resolution was duly seconded by Councilmember
Jeffrey, and upon vote being taken thereon, the following voted in favor thereof:

Mayor Gamec
Councilmember Cook
Councilmember Jeffrey
Councilmember Elvig
Councilmember Olson
Councilmember Pearson

and the following voted against the same:

None

and the following abstained:

None

and the following were absent:

Councilmember Strommen

RESOLUTION #06-06-176
Page 2 of3
