<br />CASE # J <br /> <br />Public Hearing <br />REQUEST FOR A VARIANCE FROM MAXIMUM FRONT YARD SETBACK <br />REQUIRMENTS; CASE OF SHINGOBEE BUILDERS, INC <br />By: Breanne Daines, Associate Planner <br /> <br />Background: <br /> <br />Shingobee Builders, Inc is proposing to develop Outlot H of Ramsey Town Center. The first <br />phase of the development will include a 15,500 square foot bank. The following items are <br />enclosed for your information: <br /> <br />a) Site location map <br />b) Site Plan <br />c) Proposed resolution to adopt findings of fact <br />d) Proposed resolution to approve the variance <br /> <br />Observations: <br /> <br />The subject property is zoned TC-2 Town Center Commercial. Section 9.20.25 (3) (b) of City <br />Code establishes a minimum front yard setback of 0 feet and a maximum front yard setback of <br />15 feet. The proposed Klein Bank building is oriented towards Sunwood Drive and fails to meet <br />the maximum front yard setback. <br /> <br />Recommendation: <br /> <br />The intent of the Town Center zoning district is to create a focal point in the community that <br />embodies the principles of transit-oriented and mixed-use development. The Town Center <br />envisions a distinctly different development pattern, with a more urban structure of streets and <br />blocks. The TC-2 district is intended for more auto-oriented uses than the core, yet is still <br />intended for development that is clustered in identifiable areas and does not present the look of <br />typical suburban development. <br /> <br />Staff would also look favorably upon approving the plan the setback from Sunwood Drive, <br />subject to the contingencies in the site plan review letter. <br /> <br />Board Action: <br /> <br />Motion to adopt Resolution #06-08-_ adopting Findings of Fact # _ relating to a request <br />from Shingobee Builders, Inc for a variance to maximum front yard setbacks for the proposed <br />Klein Bank to be constructed in the TC-2 Commercial District of Town Center; <br /> <br />-and- <br /> <br />Motion to approve the request for a variance to maximum front yard setback requirements for <br />Shingobee Builders, contingent upon addressing the above requirements, based on the findings , <br />of fact, and adopt Resolution' #04-07-_ declaring terms of same: <br /> <br />1 <br />
