<br />Associate Planner Dalness stated that staff has drafted an ordinance to define and allow for <br />detached townhomes in the R-2 Residential District. Detached townhomes would also be <br />allowed in a Planned Unit Development not exceeding 4 units per acre in an R-I District. Ms <br />DaInes requested direction regarding alternatives presented in the case to provide more open <br />space or space be~een units. <br /> <br />Citizen Input <br /> <br />There were no verbal or written comments submitted regarding the proposed amendment. <br /> <br />Discussion ensued regarding the proposed setbacks between buildings and plat boundaries and <br />minimum separation between buildings. <br /> <br />Some of the commissioners inquired as to why the City would amend City Code to allow and <br />pennit detached townhomes and then require detached townhomes to be processed as a Planned <br />Unit Development. <br /> <br />Chairperson Nixt directed Staff to review the definitions of tri-plex and quads and discern <br />whether the bulk standards table has to be expanded to include them. <br /> <br />Public Hearing Adjournment <br /> <br />Motion by Chairperson Nixt and seconded by Commissioner Van Scoy to adjourn the public <br />hearing. <br /> <br />Motion carried. Voting Yes: Chairperson Nixt, Commissioners Brauer, Van Scoy, Levine, <br />Cleveland, Trites Rolle, Hunt. Voting No: None <br /> <br />The public hearing adjourned at 10:07 p.m. <br /> <br />Commission Business <br /> <br />Consensus of the Commission was that 10 feet IS a sufficient separation distance between <br />detached townhomes. <br /> <br />Motion by Commissioner Bauer and seconded by Chairperson Nixt to recommend that the City <br />Council adopt the proposed ordinance to define and permit detached townhomes. <br /> <br />Motion carried. Voting Yes: Chairperson Nixt, Commissioners Brauer, Van Scoy, Levine, <br />Cleveland, Trites Rolle, Hunt.
