<br />Commissioner VanScoy inquired as to why the development would have to be processed and <br />rezoned to Planned Unit Development if the City has establishes a district for these types of uses. <br /> <br />Ms. Frolik stated that the proposed B-3 District lays out performance standards and does not <br />establish details such as setbacks, parking, etc. The ordinance will convey the intent and serve as <br />a guideline; the pianned Unit Development agreement with the Master Developer will document <br />the project details. <br /> <br />During the discussion, the Commission suggested the following changes to the draft ordinance: <br /> <br />a) Subd.3j should read: Retail operations with drive-thru amenities <br />b) Subd. 3d should read: Restaurants and other dining establishments, including fast <br />food <br />c) Subd. Sa: Should be clarified to reflect that there can also be an access to this <br />area from the sidewalk or parking lot, but that the access from within the building <br />is to ensure no free-standing sales and display areas are allowed. <br /> <br />Public Hearing Adjournment <br /> <br />Motion by Chairperson Nixt and seconded by Commissioner Cleveland to adjoumthe public <br />hearing. <br /> <br />, Motion carried.
