<br />CASE #: <br /> <br />REQUEST FOR A SKETCH PLAN REVIEW FOR A MINOR SUBDIVISION OF. <br />RAMSEY TOWN CENTER 14TH ADDITION: <br />CASE OF SHINGOBEE BUILDERS, INC <br />By: Breanne DaInes, Associate Planner <br /> <br />Background: <br /> <br />The City is in receipt of an application for a minor subdivision to create Lot 1, Block 1, Ramsey <br />Town Center 14th Addition. This minor plat would create one, buildable lot to accommodate the <br />proposed Klein Bank. There is a site plan review, conditional use permit, and two variances <br />being processed as part of the proposed project. <br /> <br />The following items are enclosed for your review: <br /> <br />a) Site location map <br />b) Proposed Plat <br />c) City Staff Review Letter dated July 28,2006 <br /> <br />Observations: <br /> <br />The preliminary plat is proposing to create one buildable lot and one Outlot. The total area of the <br />plat is 12 acres. Lot 1 is approximately 1.5 acres in size and meets the minimum lot width of 80 <br />feet and the minimum lot depth of 100 feet. The outlot is reserved for future development. <br /> <br />No public right-of-way is being platted as part of the proposed minor subdivision. However, the <br />platted West Ramsey Parkway will be required to be constructed from Armstrong Boulevard to <br />West Town Center Drive as part of the site plan approval. This will provide adequate access to <br />the site from the north, and will reduce the number of vehicles utilizing the temporary access. <br /> <br />Drainage and utility easements have been requested over all utilIty lines extending north from <br />Sunwood Drive. A concept utility plan for the entire Outlot H must be submitted for review <br />because the City requires looping of watermain. Also, a concept plan for utilities will reduce the <br />potential for conflict between existing utilities and proposed buildings in the future. <br /> <br />Existing drainage and utility easements will need to be vacated to construct the proposed <br />temporary access. <br /> <br />Recommendation: <br /> <br />Staff recommends that the applicant move forward to final plat stage after addressing the items' . <br />discussed in the City Staff Review Letter dated July 28,2006. ,- <br /> <br />1 <br />
