<br />CASE #tf <br /> <br />PUBLIC HEARING <br />REQUEST FOR A HOME OCCUPATION PERMIT; <br />CASE OF SCOTT JOHNSON <br />By: Chris Anderson, Zoning & Recycling Coordinator <br /> <br />Background: <br /> <br />The -City has received an application from Scott Johnson for a home occupation permit to operate <br />a family-run wholesale bakery in the basement of his home located at 5560 144th Avenue NW. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Site layout exhibit <br />c) Letter from Applicant <br />d) Proposed findings of fact <br />e) Proposed home occupation permit <br /> <br />Notification: <br /> <br />In accordance with State statute, Staff notified property owners within 350 feet of the subject <br />property of the public hearing. <br /> <br />Observations: <br /> <br />Scott Johnson is proposing to establish a family-run wholesale bakery in the basement of his <br />home. The business, Jenny An Cakes, consists entirely of baking cakes and delivering them to <br />clientele. There is no frying or grease used in the baking process. Mr. Johnson and his wife <br />deliver the cakes, by personal vehicle, to clients' homes and/or to multiple business locations in <br />the metro area; there are no sales transactions that occur on site and thus, no customers coming to <br />or from the home. <br /> <br />City Code restricts home occupations to 20% of the gross floor area of the home. The proposed <br />bakery operation would be conducted in a portion of the basement that constitutes roughly ten <br />percent (10%) of the gross floor area of the dwelling. The only employees involved with this <br />business are Mr. Johnson and his wife, Nhu Tran, both of whom reside on the premises. Since <br />there are no on-site sales involved with this business, there is no need for additional off-street <br />parking space. There will be few, if any, deliveries to the home, as Mr. Johnson and Mrs. Tran <br />pick up all ingredients themselves. All necessary equipment and appliances are typical <br />residential units with standard voltages. There will be no exterior evidence of the business; no . - <br />signs will be displayed and there will be.no outside storage of equipment or merchip;dise. -- <br /> <br />37 <br />
