The City offers the following comments regarding your submittal: <br /> <br />Pedestrian Orientation: Because it is the stated intent of the Town Center Core Area to <br />contribute to an active pedestrian environment and to invite pedestrian activity, the City <br />is requiring additional consideration of the following items: <br /> <br />Vehicle Queuing: The vehicles leaving the drive-up window will block the <br />sidewalk while waiting to exit; impeding pedestrian traffic. The site plan shows one <br />vehicle at the pick-up window with two more waiting. Additional vehicles waiting to <br />enter the drive-thru will have to wait on the street, blocking thru traffic and potentially <br />blocking traffic trying to leave the drive-up window. The layout must be adjusted to <br />provide room for a car to stop before the sidewalk while another vehicle is at the window. <br />A stop sign must be provided on the east side of the sidewalk. <br /> <br />'" <br />Landscaping: A combination of trees, shrubs, and perennials will need to be <br />incorporated into the area adjacent to the drive-thru lane. Decorative fencing and a berm' <br />should also be utilized to enhance the pedestrian feel of the site. This landscaped area will <br />need to be permanently maintained. Examples of this type of landscaping are included as <br />enclosures. <br /> <br />Grading: The slope from the comer of the building to the sidewalk along the drive-thru <br />lane is 9%. This is steeper than allowed on City Streets. This could pose a problem <br />during icy conditions. The overall grade from the building to the gutter is 6.5%, and the <br />slope is interrupted by the sidewalk. The remainder of the grade changes appear to <br />conform with City standards. <br /> <br />54 <br />
