<br />Sketch Plan: Kings Island Townhomes <br />July 28,2006 <br />30f4 <br /> <br />Wetlands: Any wetlands present on the property must be delineated on the preliminary plat and <br />encumbered with drainage and utility easements on the final plat. <br /> <br />Drainage and Grading Plan: Grading and drainage plans will need to be provided during the <br />preliminary plat review process. The plat will be subj ect to permitting by the Lower Rum River <br />Watershed Management Organization. <br /> <br />Floodplain: The 100 year flood plain elevation of the Mississippi River at this location is 847.4 <br />as documented by the 1978 FEMAflood plain study. This elevation should be identified on the <br />grading plan. Building elevations should be a minimum of two feet above this elevation. <br /> <br />Public Streets and Access to Lots: The sketch plan proposes to gain access from an extension <br />of Rivlyn Avenue. City plans anticipate an extension of Rivlyn Avenue connecting to Highway <br />10. This proposed development should be modified to allow for this connectio.ll in the future <br />through the reservation of an outlot for this purpose. The extension of Rivlyn as proposed would <br />result in a cul-de-sac having a length of approximately 800 feet which exceeds the maximum <br />length allowed by city code of 600 feet. A variance would be required for this deviation. <br /> <br />Easement Vacation: There appears to be a road easement through this property. The City will <br />,.require a clear title of the entire property prior to platting. <br /> <br />Utilities: All lots are proposed to be served by municipal sewer and water. <br /> <br />Park Dedication: The sketch plan will be forwarded to the Park and Recreation Commission for <br />review and recommendation for park dedication. <br /> <br />Trails: The City's Park and Trail plan shows a future trail to be constructed along Rivlyn <br />A venue. This trail will need to be incorporated into the plat. <br /> <br />Trunk Sewer and Water Fees: The plat will be subject to trunk sewer and water fees for each <br />newly created lot. The current rate ,for trunk sewer is $1,137.00 per unit; the current rate for <br />trunk water is $1,925.00 per unit. The rate in effect at the time of final plat approval will be <br />utilized. <br /> <br />Stormwater Management Fee: A stormwater management fee must be paid for the new units <br />being created. The current rate is $397.00 per unit. The rate in effect at the time of final plat <br />approval will be utilized. <br /> <br />71 <br />
