That Mark and LuAnn Brozak, hereinafter referred to as "Applicant", <br />have properly applied for a conditional use p2rmit to operate a print <br />shop fran their garage in the R-lR Residential District. <br /> <br />2. That the Applicant appeared before the Ramsey Planning and Zoning <br />Commission for a public hearing pursuant to Section l70.0l3D of the <br />Ramsey City Code on March 1, 1988 and that said public hearing was <br />properly advertised and that the minutes of said public hearing are <br />hereby incorporated by reference. <br /> <br />3. That the subject property is generally known as 7351 l5lst Lane N.W. <br />and is legally described as follows: <br /> <br />That part of the South 165 feet of the North 1045 feet of the West <br />1538 feet of the Southeast Quarter of Section 21, Township 32, Range <br />25, Anoka County, Minnesota, lying East of a line drawn from a point <br />880 feet South of the North line and 1200 feet East of the West line <br />of said Southeast Quarter to a point 1045 feet South of the North <br />line and 1273 feet East of the West line of said Southeast Quarter <br />(subject to road easement over the Westerly 33 feet and the South 33 <br />feet thereof). <br /> <br />4. That the subject property is located in the R-lR Residential District <br />and is approximately 1.1 acres in size. <br /> <br />5. That the Applicant is requesting a conditional use permit to operate a <br />print shop fran the garage of their .residential structure. <br />. <br /> <br />6. That Section 170.01 of the City Code does not permit print shops in the <br />R-lR Residential District. <br /> <br />7. That the Applicant is requesting a conditional use permit to operate <br />the print shop from the garage for no longer than one year. <br /> <br />8. Tnat the Applicant has stated that the print shop would be a pick-up <br />and delivery business; the majority of the business would be done over <br />the telephone. There would be a minimum of dror--in business. <br /> <br />9. That the adjacent properties are zoned R-lR Residential. <br /> <br />10. Tnat there are no other sirrdlar permitted conditional uses in the City. <br /> <br />11. That the proposed use will not increase traffic to and from the subject <br />property. <br /> <br />12. That the proposed use will not be unduly dangerous to persons residing <br />or working in the vicinity of the proposed use. <br /> <br />13. That the proposed use will not be unsightly to persons or residing or <br />working in the vicinity of the proposed use. <br /> <br />" <br />
