That Mr. George Pepek, hereinafter referred to as "Applicant", has <br />properly applied for a Board of Adjustment Variance to construct a <br />garage in front of his principal structure. <br /> <br />2. That the Applicant appeared before the Board of Adjusbnent for a public <br />hearing pursuant to Section 170.013G of the Ramsey City Code on April <br />27, 1988 and that said public hearing was properly advertised and that <br />the minutes of said public hearing are hereby incorporated as part of <br />these findings by reference. <br /> <br />3. That the subject property is generally known as 8240 l58th Avenue N.W. <br />and is legally described as follows: <br /> <br />Lot 3, Block 7, Whispering Pines Estates Plat 3, Anoka County, <br />Minnesota <br /> <br />4. That the subject property is approximately one acre in size and is <br />located in the R-1R Rural Residential District. <br /> <br />5. That the' Applicant is requesting a variance from the requirements of <br />Section 170.015G regarding placement of accessory structures. <br /> <br />6. That Section 170.015G of the Ramsey City Code states that no accessory <br />structures shall be located in front of the principal structure. <br /> <br />7. That the Applicant is requesting a variance in order to construct a <br />26' x 30' garage approximately 8 feet in front of his existing home and <br />garage. <br /> <br />8. That the Applicant's drainfield is located immediately behind the <br />principal structure. <br /> <br />9. That the Applicant has a permanent 12' x 12' storage shed located <br />immediately behind the principal structure. <br /> <br />10. That the Applicant would like to use the existing driveway to access <br />the proposed garage. <br /> <br />11. That the Applicant has stated that the proposed garage will of <br />materials and a t:ype construction to match the principal structure. <br /> <br />12. That the Applicant's house is set back fran 158th Avenue N.W. similarly <br />to adjacent houses. <br /> <br />13. That the Applicant has stated that there are exceptional circumstances <br />applying to the subject property. Namely, that the location of the <br />drainfield and the permanent shed limit where the Applicant can locate <br />the proposed accessory structure. <br /> <br />14. That the Applicant has stated that such variance is necessary for the <br />preservation of substantial property rights. <br /> <br />;0 <br />
