<br />PROPOSED FINDINGS OF FACT <br />MR. ROGER SUTER <br /> <br />1. That Roger Suter. hereinafter referred to as "Applicant". has properly <br />applied for a conditional use permit to dismantle buses for a period <br />not to exceed one year in the 1-1 Industrial District. <br /> <br />2. That the Applicant appeared before the Ramsey Planning and Zoning <br />Commission for a public hearing pursuant to Section 170.013D of the <br />Ramsey City Code on February 2. 1988 and that said public hearing was <br />properly advertised and that the minutes of said public hearing are <br />hereby incorporated by reference. <br /> <br />3. That the subject property is legally described as follows: <br /> <br />Lots I, 2, 3 and 4, Block 4. Gateway North Industrial <br />Park, Plat 2, Anoka County, Minnesota <br /> <br />4. <br /> <br />That the subject property is located in the 1-1 Industrial District and <br />is approximately 5 acres in size. <br /> <br />5. <br /> <br />That Section 170.01 of the City Code does not permit salvage activities <br />in any zoning district in the City. <br /> <br />6. <br /> <br />That the Applicant is proposing to dismantle buses <br />Industrial District. <br /> <br />in <br /> <br />the 1-1 <br /> <br />7. <br /> <br />That tbe subject property was <br /> <br />~r{~ <br />previously the site of aJ.. buses. <br /> <br />and removed these ~from tbe <br /> <br />8. <br /> <br />That tbe Applicant dismantled <br />subject property in 1987. <br /> <br />That the Applicant is requesting to take inoperable buses currently <br />located in Ramsey on property on the south side of Highway #10 and move <br />them to the subject property to dismantle and salvage tbem. <br /> <br />10. That tbe Applicant bas stated that this operation will take no more <br /> tban one year. <br />11. That tbe adjacent properties are also zoned 1-1 Industrial. <br />12. That there are no similar permitted conditional uses in the City. <br /> <br />13. That. the proposed use will not increase traffic to and from tbe subject <br />property. <br /> <br />14. That the proposed use will not be unduly dangerous to persons residing <br />or working in the vicinity of the proposed use. <br /> <br />15. That the proposed use will be unsigbtly to persons residing or working <br />in the vicinity of the proposed use. <br /> <br />16. That the proposed use is not harmonious witb and in accordance witb tbe <br />specific objectives of tbe City's Comprehensive Plan. <br /> <br />17. That the proposed use is temporary (less than one year) in nature. <br /> <br />~s <br />
