Corner lots shall be platted at least ten (10) feet wider <br />than interior lots. <br /> <br />4. Butt lots shall be platted at least five (5) feet wider <br />than the average width of interior lots in the block. The use of butt <br />lots shall be avoided wherever possible. <br /> <br />5. Lots abutting upon a water course, drainage way, or stream <br />shall have such additional depth or width as may be required to protect <br />house sites from flooding. <br /> <br />6. Lots with frontage on two (2) parallel streets shall not <br />be permitted except where lots back on arterial streets or highways. <br />Doubl~ frontage lots lots shall have an additional depth for screen <br />planting along the rear lot line. <br /> <br />7. In those instances where a plat is adjacent to a limited <br />access highway or other major highway or thoroughfare, no direct vehicu- <br />lar access shall be permitted from individual lots to such highway. <br /> <br />8. In the subdividing of land, regard shall be shown for all <br />natural features, .including tree growth, water course, which if pre- <br />served will add attractiveness to the area. <br /> <br />. .J <br /> <br />9. Lot remnants which are below minimum lot area or dimen- <br />sion must be added to adjacent or surrounding lots rather than to <br />be nllowed to remain as an unusable outlot or parcel unless the sub- <br />divider can show acceptable plans for the future use of such remnants. <br /> <br />170.038F DEDICATICN OF PARKS AND OPEJ'l SPACES <br /> <br />1. In all new sub~ivisions, eight percent (8%) o~ the gross <br />area subdivided shall be dedicated to the public for public use as <br />parks, playgrounds and open space. Along with the dedication required <br />in the previous sentence, additional land amounting to a maximum of <br />five percent (57.) of the gross area subdivided shall be dedicated to <br />the public for public use as storm water holding areas or ponds. Np <br />area may be dedicated for public use until written findings and recom- <br />mendations regarding the proposed dedications have been made by the <br />plann~ng commission and presented to the city council. The city <br />council shall not approve the dedication of any areas for public use <br />unless it determines that such areas are suitable and needed for the <br />public health, safety, convenience and/or. general welfare. If the <br />city council determines that no areas in the gross area to be subdivi- <br />ded are needed for.storm water holding areas or ponds, then the city <br />council may require that the area dedicated to the public for public <br />use ns parks, playgrounds and open space be increased to ten percent <br />(10%) of the gross area subdivided. <br /> <br />~J <br /> <br />2.
