This shall include, but not be limited to, the follow: <br />snow removal,. lawn care, trash removal, roof, furnace repair service <br />d) As-built drawings, and any other 3rd party reports available. <br /> <br />14. SECURITY DEPOSITS: On the date of closing, Seller shall pay to Buyer all security deposits related <br />to the leases on this property. Further, the Seller shall pay Buyer all prorated rental amounts for the <br />month of close. <br /> <br />15. SELLERS OBLIGATION. Seller shall not execute any Lease during the period of time from the date <br />of this Agreement through the date of closing without prior written consent of the Buyer. <br /> <br />16. LEAD AND ASBESTOS DISCLOSURE. A risk assessment or inspection for possible lead-based <br />paint hazards and presence of Asbestos may be performed at Buyer's expense. Buyers will have 14 <br />days after the acceptance of this Agreement to schedule a site inspection for the presence of these <br />substances. Any and all inspections will be done at the expense of the Buyers. If Buyers determine <br />that the building does not meet their approval for any reason, they may void this Agreement and if <br />voided, all earnest money will returned to the Buyers. <br /> <br />17. SELLER'S DUTY OF MAINTENANCE AND REPAIR: Between the date hereof and the date of <br />closing, Seller agrees that it will maintain the premises in reasonable condition or under ordinary wear <br />and tear, and perform any work and install any equipment required to be done by leases or <br />agreements with tenants. <br /> <br />18. AS IS PURCHASE. Buyer acknowledges that the Property being purchased by Buyer, together with <br />the other improvements, fixtures, appliances, appliances and other items of Personal Property that <br />will remain with the Property are not new, and are being purchased "AS IS". Buyer has the right and <br />duty to inspect the Property and Personal Property being purchased with the Property, or have them <br />inspected by a person of Buyer's choice, at Buyer's expense. It is understood by the Buyer that the <br />Buyer accepts the Property and Personal Property "AS IS" without any Representations or Warranties <br />by the Seller except as expressly stated in this Agreement. Except as expressly provided in the <br /> <br />, - <br />Agreement, the Seller shall have no further responsibility or liability with respectto the condition of the <br />property or Personal Property being sold with the Property. This provision shall survive the delivery <br />of the Warranty Deed at CJosing. <br />
